Location:    This property is located in west central Fayette County, about a mile west of the small rural community of Muldoon, TX. It is a 100-mile drive from Houston and a 60-mile drive from Austin.  Flatonia and La Grange are close drives (10-20 minutes) for supplies and restaurants. Hunting: The ranch is very lightly hunted.  There are whitetail deer, turkey, and hogs on the property.  The ranch has plenty of water and fertile habitat and is surrounded by wooded properties, so retains its wildlife quite well. One can also do some dove hunting and duck hunting around the lakes. 

Improvements: Overlooking the lake, the ranch house is a 1,700 square foot 3 bed/2 bath brick house, which was updated 7 years ago with flooring, countertops, fixtures, and appliances.  It has an attached 2 car garage, and 500 square feet of covered porches.   The furniture is negotiable.  The perimeter and interior fencing is in excellent condition, consisting of 5-strand barbed wire, and segmenting the ranch into 4 pastures for cattle rotation.   There is 3 phase power available on the property.  The interior road system is great, with over a mile of improved gravel roads on the ranch, as well as well-cut trails through the more heavily wooded areas.
