Location

This 385 acre property is located in Duval County 17 miles Southwest of San Diego and 4 miles west of Benavides, TX. The ranch has frontage on County Rd 306, a county maintained all-weather caliche road. It is very private and is located at the end of the county road, only 1.5 miles off of a paved road.

Terrain

The terrain is gently rolling with some low drainages and some high hills. The ranch is divided into 6 fenced pastures. Approximately 70% of the ranch is native brush, and 30% is re-growth mesquite and huisache. Vegetation on the ranch includes such species as mesquite, guajillo, granjeno, black brush, prickly pear, coma, cat claw, lime prickly ash, mountain laurel, cenizo, and Texas persimmon. Soils are dark to red sandy loam, with some shallow soils on the ridges.

Hunting

This area of Texas is known for producing trophy whitetail deer. There are also turkey and hogs on the ranch. The dove and quail hunting are excellent.

Water

There are 3 water wells, one of which is approx 220 feet deep and produces 65 GPM, and has good drinking water. Each of the 6 pastures has a water trough with water piped to it. There are 2 tanks, both have water lines run to them from the deeper well. One of these tanks is 16 feet deep in the middle and is stocked with catfish.

Improvements

There is a nice double-wide mobile home that has 3 bedrooms and 2 baths, and is 30′ X 60′. There is an elevated covered front porch that is 10′ X 6′, and an additional 840 square feet of living space built on to the back of the mobile home, with 3 rooms. The home is very well kept, and all the furniture will convey, except for some personal items. The master bath has an oversized tub and a separate shower, and the home has built-in shelves and a fireplace. The house has electricity, a septic system, and satellite TV.
