From the gate, it’s only 25 minutes to the Victoria Mall, Wal-Mart, Sam’s Club, Tractor Supply, HEB, hundreds of restaurants, and several different hospitals. The ranch is ~120 miles from Houston and ~100 miles from San Antonio; and for those that love to fish the Texas bays or the Gulf, from the ranch it is only ~50 miles to Port Lavaca or ~70 miles to Port O’Connor. The ranch has 1 mile of frontage on paved Nursery Road, as well as an Austin stone entrance with an electric gate for convenience.

Vegetation: The ranch is covered with beautiful live oaks, post oaks, water oaks, and the occasional mesquite or huisache. Native grasses are thriving, as there has been no grazing on the property for 5 years. The native underbrush is typical of the Texas coastal plains, including yaupon.

Terrain: The topography ranges from flat to gently rolling, offering slight elevation changes of 30 feet through out the ranch. The soils are primarily sandy loam throughout, as well as clay loam soils within the 3 natural drainages on the ranch. Average annual rainfall for Victoria County is 37.4 inches. The ranch is surrounded by large neighbors on all sides.

Wildlife: This ranch has been intensely managed exclusively for wildlife for the past 5 years. In 2010, the owner released 10 three-year old tagged bucks, all scoring in the 150’s range, as well as 20 tagged does out of 180” class genetics. The owner also released 4 blackbuck antelope. While strictly culling out the native deer herd, the owner has greatly improved the genetics of the ranch. In the winter months, the 2 ponds are home to migratory ducks, there is good dove hunting, and several coveys of quail have been seen recently as well. The ranch is under wildlife tax exemption and is MLD Level 3.

Water: There are 4 water wells on the property, of which 2 are equipped with electric submersible pumps. One is equipped with an Aeromotor windmill and one is capped. The ranch has 2 ponds, each about 1/3 acre in size. Overlooking the house pond sits a 32’ X 32’ Austin stone and cedar pavilion with a metal roof on a concrete slab. It is an ideal place to watch the sunset. Next to the pavilion is a 16’ X 14’ gunite/Austin stone swimming pool that is 4 feet deep. This pool can be filled from the nearby well in 1 hour via a stone waterfall, which feeds a cascading stone water fall feeding into the pond. The other pond has a 26’ X 24’ Austin stone and cedar pavilion with metal roof and concrete slab, along with a concrete walkway with steps to the fishing pier.

Improvements: The ranch’s perimeter is high fenced with galvanized 8’ net wire, t-posts, and line posts, and the ranch has an excellent road system with approximately 5.5 miles over improved gravel roads. Overlooking the front pond sits a beautiful custom home built in 2011. The home has 2,620 sq. ft. of living space, and 4,150 sq. ft. under roof on concrete slab, including the covered front and back porches. The house has Austin stone masonry exterior and a standing seam metal roof, and there is a 5’ concrete walkway around the entire perimeter of the house. The perfect size for hosting family and friends, there are 5 bedrooms, 3 full bathrooms, a nice-sized kitchen with island bar and stainless steel appliances, and a spacious open living space. The exterior walls are 2X6 construction, all windows are special impact resistant hurricane glass double pane, all framing done with hurricane tie down clips/fasteners, and there are electric roll down hurricane blinds on front and rear doors. Most of the furnishings will convey with the sale, with exception to certain family heirloom pieces and personal items. Adjacent to the house is a water well with pump house, and a 21’ aluminum flagpole with an Austin stone base. Next to the house is a huge Austin stone firepit with stone benches and firewood storage. The barn, built in 2010, is 45’ X 35’, with additional 35’ X 15’ covered awning area, all on concrete slab. It has metal siding and roof, wood frame, and has four 14’ roll down doors.
