The ranch has 1/2 mile of frontage on FM 534 and 0.3 miles of frontage on FM 738, providing excellent access. Conveniently located only 4 miles from Orange Grove. Corpus Christi is an easy 42-mile drive to the southeast.
Vegetation
The ranch features thick stands of native South Texas brush including mesquite, guajillo, blackbrush, cenizo, granjeno, guayacon, and persimmon, complemented by hardwood bottomlands and open grass fields. This diverse mix creates outstanding wildlife habitat while also providing forage and grazing opportunities.
Terrain
Rolling terrain with over 100 feet of elevation change creates scenic views from broad hilltop mesas. A carefully designed network of roads and senderos ensures easy access throughout the property while supporting healthy habitat management. The soils are primarily sandy clay loam throughout the ranch, with gravelly caliche soils on the hill tops. There are 2 old caliche pits which are very handy when road material is needed on the ranch. Penitas Creek traverses the west property line for 3/4 miles, and Hobbs Hollow, a natural creek drainage goes though the ranch for 1.25 miles. These 2 creek systems provide runoff to Lake Corpus Christi, which is about 1.5 miles away as the crow flies.
Hunting
The ranch has never been commercially leased and has benefited from decades of management and a year-round feeding program. As a result, native whitetail deer are abundant, turkey are plentiful, and bobwhite quail coveys flourish. Dove hunting is exceptional, with several planted food plots and gravel outcroppings that attract large numbers of birds. There are 9 hunting blinds, each paired with its own corn and protein feeder. Several commercial dove and deer hunts are hosted each year to help produce income to cover the ranch expenses.
Water
Water is one of the defining features of the ranch. Penitas Creek forms the northwest boundary, Hobbs Hollow winds through the center and eventually flows into Lake Corpus Christi, and at the heart of the ranch lies a 2.5-acre private lake stocked for bass fishing. Three water wells, including one high-capacity producer tested at 100 gpm, ensure a reliable water supply. In addition, several rubber-lined water pits provide dependable wildlife water sources.
Improvements
The headquarters are centrally located and include a recently constructed 5-bedroom, 5.5-bath barndominium (2025), which features stained concrete floors, exposed HVAC ducts, a spacious kitchen with walk-in pantry, living room, game room, ample storage, and walk-in closets for each bedroom.
