It is a 20 minute drive from either La Pryor or Uvalde, and an approximate 100 mile drive from San Antonio. The ranch is accessed by a 1.7 mile easement off of FM 481 out of Uvalde. The owner will give a credit of $25,000 to the purchaser at closing to build an all-weather road on this easement, using caliche from the ranch.</p>
<p><strong>Terrain:</strong> This ranch is a great representative of the South Texas Brush Country, and has primarily dark sandy loam soils and pockets of red sand throughout the ranch. In short, a combination of 13 does are bred to several breeder bucks including: 1) Miracle Buck&#8211;a &#8220;Bambi 727&#8243;son, who is a 3 year-old scoring 181 B&amp;C. He is a 6&#215;7, and is 26&#8243;wide; 2) Big John&#8211;a buck that scored 225 B&amp;C as a 3 year-old, with 48&#8243;of mass; 3) Red 76&#8211;a &#8220;Bambi Cactus&#8221; grandson, who is a 3 year old scoring 175; and, 4) Dillon&#8211;a 3 year-old buck scoring 201 B&amp;C in velvet. The owner will loan a 170 class breeder buck to the buyer for the 2008 breeding season so the mature does will be bred when released in 2009.</p>
<p><strong>Improvements: </strong>The entire 1,970 acres is high fenced with galvanized tight-lock fencing. There is some cross-fencing on the ranch, and a set of old cattle pens. There are approximately 7 miles of all weather caliche roads throughout the ranch. The ranch was “sculpted” with a Lawson aerator 2 years ago, and just this year the owners performed controlled burns on several sections of the ranch, encouraging more productive growth of desirable grasses for the quail population to thrive in, and dormant forbs to grow for the deer. 			<content:encoded><![CDATA[<p><strong>Location:</strong> This 11,000 acre property is located in Foard County 6 miles West of Crowell, TX, on the South and North side of Hwy 70, with approximately 2 miles of Hwy 70 frontage. As far as driving distances, it is conveniently located only 200 miles Northwest of Fort Worth, 120 miles North of Abilene, and 80 miles West of Wichita Falls.</p>
<p><strong>Terrain:</strong> This unique ranch has a good balance of high country with beautiful bluffs and plateaus, and bottomlands with productive creek bottoms and mesquite flats. Sloan Springs Canyon is located on the ranch, as well as several creek systems, giving the ranch many drainages and water sheds for creating potential lake sites. There is good cover all over the ranch, consisting mainly of cedar, mesquite, and native grasses. The ranch has a carrying capacity of about 400 cattle. There are 4 large wheat fields on the property, one of them about 150 acres in size, which attract all kinds of game.</p>
<p><strong>Hunting:</strong> The hunting diversity on this ranch is wonderful! There are whitetail deer, mule deer, hogs, turkey, quail, dove, and ducks. Coyotes, bobcats, and mountain lions can also be found. The great cover and topography on this ranch provide whitetail and mule deer with excellent habitat, so that hunters can usually see large numbers when they sit in a blind. Trophy whitetail and mule deer have been harvested here. Also, for the waterfowl hunter, there’s a fantastic variety of duck species including: widgeon, mallards, pintail, gadwall, and teal. With the tanks, wheat fields, creeks, and roosting timber that this ranch has to offer, it also sustains a large number of wild turkey. Great dove hunting can be had at any of the tanks or wheat fields. Fishing is available in 4 of the larger lakes, with species including hybrid black bass, small mouth bass, channel catfish, crappie, and bluegill.</p>
<p><strong>Water:</strong> For a part of Texas with not much annual rainfall (24 inches), there is an unusual amount of surface water on this ranch, with approximately 20 nice-sized tanks, some of them as big as 3-4 acres. Four of the bigger lakes have good bass fishing. There’s also several live springs on the ranch, including Sloan Springs. The owner has had plans to build a dam in Sloan Springs Canyon for several years and create a huge spring-fed lake. There are several live spring-fed creek systems that traverse the ranch, many with low-water crossings. The ranch is supplied with city water from Crowell that is pumped into 2 large storage tanks. One of the tanks supplies the ranch headquarters, and the other is piped to water troughs throughout the ranch for the cattle.</p>
<p><strong>Lodge:</strong> This remarkable ranch has an equally impressive headquarters. The hunter’s lodge is 10,000 square feet and consists of 10 fully furnished bedrooms and 10 ½ bathrooms. For entertaining, there are 2 huge common rooms with flagstone floors and high timber-framed ceilings, and they are fully furnished with leather furniture, African game mounts, big screen TV, card tables, pool tables, juke box, 2 full bars, and 3 stone fireplaces. There are 2 laundry rooms, one located on each floor. There’s also an exercise room with an indoor hot tub and sauna. The house has 8 stone fireplaces and individual A/C/Heat in each bedroom. Outside, there’s a magnificent porch overlooking Sloan Springs Canyon, complete with a swimming pool, hot tub, and skeet range.</p>
<p><strong>Improvements:</strong> Other improvements located at the ranch headquarters include several barns, including a party barn used for dancing and entertainment complete with a commercial kitchen and wrap-around windows overlooking Sloan Springs Canyon. 			<content:encoded><![CDATA[<p><strong>Location:</strong> This ranch is located only 1 hour North of Houston, 4 miles West of Hempstead in Waller County, TX. It has approximately 1 mile of paved frontage on Austin Branch Road.</p>
<p><strong>Terrain:</strong> The ranch consists of fertile rolling bottomlands, with dark productive soils. The Brazos River stretches along the Southern border of the ranch, with the majority of the river frontage being on the high side of the Brazos, giving breathtaking views of the Brazos River Valley. The property has a good balance of open pasture and heavily wooded areas with large pecans, elms, and other mature trees. The native grasses are great for grazing cattle, and some of the open country is planted in wheat and oats.</p>
<p><strong>Hunting:</strong> With all the water and native woodlands, the ranch provides a fantastic habitat to all kinds of wildlife. There are white-tail deer, hogs, dove, ducks, and geese. This area is well-known for its duck and goose hunting in the winter months, and with the Lost River slough, the duck hunting on the ranch is excellent. Also, the Brazos River has great fishing for bass and catfish.</p>
<p><strong>Water:</strong> For the recreational rancher, this property has incredible water on it. The ranch is bordered on the south by 1.5 miles of the Brazos River. While most of the river frontage is on the high bank, there is a stretch of the ranch with a low bank, allowing for great fishing. An ancient oxbow, known as the “Lost River” is on the ranch, and spans about 20 acres total. It is essentially a horseshoe shaped lake that is loaded with ducks in the winter. There are also 2 other small tanks, and 1 water well with an electric submersible pump.</p>
<p><strong>Gravel:</strong> In 2007, the owner had a geologic assessment of sand and gravel resources completed to determine the value of commercial gravel mining on the ranch. <p><strong>Terrain:</strong> There is a good balance of gently rolling prairie and densely wooded rolling bottomland. The bottomland has productive dark soils and clay, and is covered in mature live oaks and post oaks, as well as typical coastal plain brush including yaupon, mesquite, and even muscadine grape vines. The prairie lands have scattered oak motts throughout and are covered in native grasses like Bermuda and bluestem. It is tremendous cattle country.</p>
<p><strong>Hunting:</strong> With such a great diversity of terrain, this ranch has excellent hunting opportunities. There are whitetail deer, turkey, quail, dove, and hogs; and with the nice-sized Ducks Unlimited pond, the duck hunting is outstanding!</p>
<p><strong>Water:</strong> The water on this ranch is quite remarkable. There are 2 live creeks, Garcitas Creek and Willow Creek, which run through the property year round. Several concrete low water crossings are built on the creeks, as well as a concrete bridge for crossing the Willow Creek. There is also a nice-sized Ducks Unlimited pond.
