Located 100 miles from Houston, this an awesome ranch for a deer and duck hunter! 2/3 of the ranch is wooded with mature live oak, post oak, and native brush. There is over 50 acres of waterfowl hunting lakes that are fed by a 1,300 GPM irrigation well with a diesel engine pump, and lots of potential for creating new lakes. It has great privacy being set back off of the county road and accessed by a privately owned entrance.

Location: This 600 acre ranch is located less than 100 miles Southwest of Houston, 25 miles North of Edna, and 20 miles South of Hallettsville, in Lavaca County, Texas. It is located off of CR 14, and is accessed by a private 60-foot owned, fenced, gravel access road, that will convey fee title with the land.

Vegetation: The ranch is covered in live oaks, post oaks, water oaks, sycamore, and elm trees. The native brush is typical of the Texas coastal plains, including scrub oaks, yaupon, and American beauty brush, among many others.

Terrain: The terrain is relatively flat. The ranch primarily has sandy soils throughout, with darker clay-type soils in the lower areas. The ranch is heavily wooded except for approximately 180 acres that was once in rice production, but part of it is now converted into an approximately 30 acre waterfowl lake.

Hunting: This is a fantastic combination hunting ranch, with an abundance of whitetail deer, turkey, hogs, dove, ducks, and geese. The owner has been strictly managing the deer herd and feeding protein for 10 years, and several deer in the 140’s have been killed. In the winter months, the duck hunting is phenomenal on the ranch’s 2 shallow waterfowl lakes. An array of duck species can be hunted, including: pintail, gadwall, wigeon, teal, golden eye, spoonbill, bufflehead, red head, mallard, and wood duck.

Water: There are 2 shallow waterfowl lakes, designed by Ducks Unlimited, that are approximately 25-30 acres each. These lakes could easily be doubled in size, and are filled by the ranch’s irrigation well that produces 1,400 GPM. The well was drilled and pump installed in 2008. There is 1 other small pond that can be filled with the irrigation well. There are 2 other water wells that have 4″ casing and are capped.

Minerals: No minerals to convey. There are 2 producing gas wells on the ranch. The owner has a strict and comprehensive surface protection agreement with the production company. A copy can be provided. The production company has taken extreme care to maintain the natural beauty of the ranch. They have also provided a great source of both road construction and maintenance for a minimal presence.

Improvements: The perimeter and interior fences are 5-strand barbed wire fences and are in good condition. There are nice gravel roads throughout the property. Also included in the sale:

* 1 - 4 man sunken duck blind

Location: This ranch is located only 1 hour North of Houston, 4 miles West of Hempstead in Waller County, TX. It has approximately 1 mile of frontage on Austin Branch Road. The ranch is an approximate 2.5 mile drive from Hwy 290.

Terrain: The ranch consists of fertile rolling bottomlands, with dark productive soils. The Brazos River stretches along the Southern border of the ranch, with the majority of the river frontage being on the high side of the Brazos, giving breathtaking views of the Brazos River Valley. The property has a good balance of open pasture and heavily wooded areas with large pecans, elms, and other mature trees. The native grasses are great for grazing cattle, and some of the open country is planted in wheat and oats.

Hunting: With all the water and native woodlands, the ranch provides a fantastic habitat to all kinds of wildlife. There are white-tail deer, hogs, dove, ducks, and geese. This area is well-known for its duck and goose hunting in the winter months, and with the Lost River Oxbow, the duck hunting on the ranch is excellent. Also, the Brazos River has great fishing for bass and catfish.

Water: For the recreational rancher, this property has incredible water on it. The ranch is bordered on the south by 2 miles of the Brazos River. While most of the river frontage is on the high bank, there is a stretch of the ranch with a low bank, allowing for great fishing. An ancient oxbow, known as the “Lost River” is on the ranch, and spans about 20 acres total. It is essentially a horseshoe shaped lake that is loaded with ducks in the winter. There are also 2 other small tanks, and 1 water well with an electric submersible pump.

Gravel: In 2007, the owner had a geologic assessment of sand and gravel resources completed to determine the value of commercial gravel mining on the ranch. The results show that there are deep pockets of useful gravel that would be very marketable to gravel companies. A copy of the assessment can be viewed upon request.

Minerals: No mineral rights convey for the owner does not own any. There is no current production on the ranch.

Improvements: All of the ranch’s borders (except for along the river) are low fenced, and the fence is in good shape. The interior of the ranch has cross fencing, which is also in good shape. There’s a small hunter’s cabin and a barn on the property. Also, approximately 160 acres are planted in wheat and oats.

Price: $4,875/acre. Cash at closing.Download Ranch PDF Brochure
